From Struggling to Thriving: A Plano Lawn Transformation

Their lawn wasn’t failing. Their sprinkler system was.

A Plano family spent years frustrated with their front lawn — thin turf, bare patches, weeds spreading across the yard. They had tried things on their own. Nothing worked.

When Ken Hyatt from Village Green came out for the first visit in May 2025, he walked the property and did what most lawn care companies never do: he looked past the lawn and at the irrigation system.

What he found changed everything.

The real problem: water, not fertilizer

The lawn had two grass types — St. Augustine and Bermuda — both struggling not because of a disease or a nutrient deficiency, but because of inadequate sprinkler coverage. Certain zones weren’t getting enough water. Some heads weren’t throwing far enough. The pressure wasn’t supporting the existing nozzles.

Ken’s recommendation was specific and honest:

  • Replace nozzles in underperforming zones with rotator nozzles — better for lower-pressure systems and more efficient coverage
  • Check and replace a suspected bad valve
  • Replace the outdated irrigation controller with a Rachio smart controller for better scheduling flexibility

He then did something that surprised Micah and Nikki: Ken came back out to show them exactly what he meant — in person. And when they got the Rachio controller installed, they gave Ken access to the account. He programmed it for them.

No upsell. No service ticket. Just a neighbor who knew what he was doing, helping them get it right.

The honest conversation about weeds

The lawn also had a significant weed problem — visible in patches across the front yard. Ken was direct about how that would play out:

“Once we kill the weeds, the lawn is going to look bare for a while. The St. Augustine and Bermuda will fill back in, but it takes time. I’m a crock pot, not a microwave. If you’re patient and you trust the process, we’ll get your lawn back. If you can’t wait, the other option is resod — but that’s expensive. This works. That kind of honesty is rare. Most lawn care companies let you believe results will come faster than they will. Ken told them the truth upfront — and gave them the choice.

Thirteen months later

The lawn that was thin, patchy, and weed-filled in May 2025 is thick, uniform, and deep green in May 2026. The bare spots have filled in. The weeds are gone. The turf looks the way North Texas lawns are supposed to look heading into summer.
